Asphalt Questions, Answered

Every 3–5 years, depending on traffic and the condition of the underlying asphalt. Regular sealcoating keeps water, sun, and oil from breaking down the surface, and it costs a fraction of replacing pavement that’s been let go.

Plan on 1–2 days for new asphalt or fresh sealcoat to cure, depending on temperature. We’ll give you exact guidance for your project before we leave the site.

Asphalt is significantly cheaper to install, more flexible in freeze-thaw weather, and can be restored to a nearly new look every few years with sealcoating. Concrete generally lasts longer but costs more up front and is harder to repair invisibly. We’re happy to walk through the math for your property.

Sealer needs dry weather and warmth to set, so summer and early fall are ideal here in the Northwest. Dry stretches book up fast, so getting your estimate in early gets you on the schedule.

Every 1–2 years for most commercial lots, depending on traffic. Crisp, ADA-compliant markings keep your property safe, code-compliant, and looking professional.
